"Before proceeding with a RICS Housebuyers report I visited Joan Frances Boyle to have her carry out a Psychic Property Survey on a prospective property in April 2004. I handed her two pictures of the property that I had taken with my own camera from the main road. One picture showed the front of the property and the front garden the other I had taken from the side, which showed right gable of the house, and the side garden. These pictures did not show the extension made to the property. The pictures were the only information that Joan Frances was given.

As we sat comfortably Joan Frances began to report her extensive findings. I was amazed by her detailed description of the property, which included the structural components of the building, the number and size of the rooms, the layout of the garden and she even described the decor! I knew that she did not know where this property was located, as this information was never given, but her description was so detailed you would have thought that she had visited the property several times.

There were numerous points that Joan Frances highlighted in her report as concerns, she advised us that this particular house would not fulfil our needs, drain our finances and cause lots of stress. As we still liked the house we hoped Joan Frances was wrong and decided to proceed. Our original plan was to have a basic valuation report conducted, but we took onboard her recommendation and upgraded to a Verbal Structural Survey Report. Thank goodness we did! All of Joan Frances's concerns were confirmed by the RICS Housebuyers report, carried out by Barr Brady Chartered Surveyors on 26th April 2004. I have noted below a few examples of the concerns highlighted by Joan Frances and confirmed by Barr Brady.

1. Joan Frances commented - Half way up staircase there is a bathroom. The floorboards are showing signs of damage from dampness and the fittings feel unstable. Barr Brady report - Half Landing Bathroom: Very poor installation of bathroom fittings would require complete strip out and replacement. Silicone seal around bath and shower disintegrating, this could result in water seeping behind fittings and pooling on floor. Unable to confirm this due to floor coverings.
2. Joan Frances commented - Attic feels damp and cluttered, can see small shafts of light. At the furthermost corner to the front of the building aware of an infestation or rodent problem. Barr Brady Report: Poor access to Attic due to large quantities of loose builder's material. Visual signs of water penetration and corrosion of nails in slates. Very strong musty and damp smell.
3. Joan Frances commented - The building has been extended on the left hand side at the rear of the property, the floor feels unstable and there is a problem with the flow of the room. Barr Brady report - The former outhouse is partly converted so that it now forms part of the structure of the building. There is an obvious crack on the concrete floor indicating a possible structural problem. The patio door access is not complete as it requires a platt and step to be constructed. In general very poor builders work.

As you may have guessed we did not purchase this property and saved ourselves big headaches, thousands of pounds and heaps of stress. We went on to look at two more properties both of which I asked Joan Frances to survey. We finally settled on a property in November 2004 and have happily lived there since. I would not hesitate to contact Joan Frances again if we ever decide to move and have recommended her to many friends and colleagues over the years.
